Mid 17th century; earliest use found in Edward Reynolds (1599–1676), bishop of Norwich. From post-classical Latin emphyteuta lessee, tenant from Byzantine Greek ἐμϕυτευτής from ancient Greek ἐμϕυτεύειν + -τής, suffix forming agent nouns.
